There are 466 homes listed for sale in The Woodlands right now, up 14.2 percent from this time last year. New listings are up even more: 198 homes hit the market in the last 30 days, a 30.3 percent jump year over year.
The median sale price is about $615,000, still up 6.2 percent from a year ago, though month-to-month numbers have softened a bit. Homes are sitting for 42 to 71 days depending on price and location. That's a big change from 2021 and 2022, when houses went under contract in days.
Agents say buyers are finally getting some breathing room. Most homes are drawing two offers on average instead of the ten or fifteen that were common a couple of years ago. Sellers are being told to price right from the start instead of counting on a bidding war.
Houston-area home prices are expected to rise less than half a percent over the next year. For anyone who got priced out during the pandemic market or just got tired of losing every offer, this is the best the market has looked in a while.
